April 2021

Dear Neighbors,

I look forward to having the opportunity – hopefully soon – to resume in person meetings. During COVID, we have worked to engage with community groups and individuals in a virtual setting to discuss our plans for Pacific Coast Commons and gain suggestions.

This important community input has led us to make some significant improvements to our plan, including the following:

  • Commitment to solar power and electric vehicle charging stations;
  • Increasing the amount of affordable housing to 12%;
  • Extending the new right turn lane on Mariposa to PCH to help improve traffic flow;
  • Limiting food service to a maximum of 3,700 sq. ft. of fast casual uses such as a Jamba Juice or a coffee shop smaller than the one previously at the Hacienda Hotel;
  • Considering a parking district on neighboring streets to provide exclusive street parking to existing residents and their guests at no cost.

Pacific Coast Commons is committed to providing affordable housing units in El Segundo. To clear up any confusion, we are not providing housing for those that are homeless.

Our plan creates 32 housing units for lower wage earners who are currently unable, even with a job, to afford to live in El Segundo. That’s the goal of affordable housing: to provide housing options for people who work in our city and for people who currently live here with parents or friends who want a place of their own without having to move away from El Segundo.

It is also important to mention that the 32 units of affordable housing will be mixed in throughout Pacific Coast Commons. There will be no visible difference either outside or inside these units.

Please take the time to review updates on our website, including the city process and community meetings tabs for upcoming opportunities to engage with us. I would also be glad to personally answer any questions you might have via our contact page.  Thank you.

Sincerely,

Lionel
